How much time does it take to complete a project?
You can compare a project lifecycle to a natural
lifecycle. It is where activities gradually
start in a project and rapidly build up into
final project deliverables. The momentum then
reduces and tapers off as the project approaches
its last days. There are many project management
tools for monitoring the project lifecycle, but
the phases are planned before hand and will be
shared with the concerend parties on time.
What is your quotation process?
Our tender process is a 3-Stage process.
Stage 1: involves a site visit and introductory meeting with the client/architect. During this initial stage, we will go through our company’s questionnaire to determine our project suitability for all involved parties.
Stage 2: occurs only after completion of the first stage. We prepare a Bill of Quantities (BOQ) for the project and we also submit our ROI (Request of Information) regarding any discrepancies in the drawings or to address our questions regarding the project.
Stage 3: is the submission of the formal proposal for the project. Upon submission of our quotation, we also offer an open tender review option whereby we will sit down with the client to go through our quotation and assist with cross-checking other tenders received. This ensures that the client is able to accurately compare tenders that have allowed for the same amount of Scope of Works (SOW).

Can i visit the site in construction stage?
We provide our clients full site visit freedom
which allows them to get site updates regularly.
Our company will also schedule regular on-site
meetings with the client throughout the
construction process. (usually once a
fortnight). We believe in empowering our clients
with this access so that they feel comfortable,
involved and reassured that their project is in
the best hands. This helps prevent
misunderstandings, and also ensures our clients
are able to voice any concerns or ask questions
at every project stage.
What are the steps to manage a construction project?
The steps in managing a construction project may
vary drastically depending on the type of
project, its general conditions, and on the
general contractor or construction manager’s
methodology.
1. Typically, the first step is to establish a project plan which is essentially a game plan for your construction project.
2. Following the project plan, a detailed schedule will be created.
3. Once a plan and schedule are established, execution and monitoring take place and continue through project turnover.

What is the list of documents that you should verify before booking a property?
1.Confirm the approved plans from the
appropriate authority are in place.
2.Check that all other permissions from various authorities are in place. E.g. Utility Companies, Environment clearance, Airport Authority, etc.
3.Confirm that the Land title is clear and there is no disputes/litigation (Title Certificate).
4.Confirm Builder has the Intimation of Disapproval (IOD) and commencement Certificate (CC) to start construction.
5.Have the agreement evaluated by an Advocate. Check possession date promised and provide for penalty if Builder does not deliver as agreed.
6.Check and negotiate the payment schedule.
7.Do not book in Pre-launch without executing and registering the agreement. In Maharashtra, it is mandatory for Builder to do both at inception stage itself.

HOW DO YOU CALCULATE CONSTRUCTION COSTS?
We use different methods of cost estimation.
There's the manual method where our project
managers send their bid list to subcontractors
hoping to get accurate pricing quotes promptly.
However, this method is tiresome, slow and makes
overdependent on the subcontractors. Other
digital strategies can get you the best results.
The most common method is the unit price method.
This is when you use unit prices for your
estimates. Contractors use a construction unit
cost database before feeding into the estimating
software like Proest. After pricing, one then
adds labor, overheads, and markups. By such we
are also able to keep up with sudden changes in
the volume and demand in projects.
What comes after foundation in construction?
After pouring and setting the foundation, the
framing of the building is constructed. The
structure of the building is to us what the
skeleton is. This is where you see the layout of
your home unfolding. If your home seems smaller
than you envisioned it at this stage, don't
worry. That is just an illusion!
